We also collect our rents on a weekly or monthly basis and in person during the first 6 months of any new tenancy, this way we keep on top of any issues. Once we get to know them and they prove to be good tenants we then change rental payments to standing order and do Property Inspections every 3 months or when is needed.

Compliance with Safety Regulations
As a property owner you have an obligation to ensure that your property complies with all the necessary safety regulations. These cover the safety of Gas Appliances, Electrical Installations and supplied Furnishings.
Also, every property that is marketed for rent must have an EPC carried out prior to the commencement of any instruction. This Certificate is valid for 10 years, and has been a legal requirement since 1st October 2008. Bostonian Lettings can advise or arrange for these to be carried out for you.
Can be arranged by one of our tried and tested tradesman, Plumbers, Electricians or Handymen. All at competitive rates through Bostonian Lettings.
We collect a deposit from the tenant in case of any damage to the property, and this is put into a Government approved The Deposit Protection Service (DPS). At the end of the Tenancy we will carry out a full inspection to your property and deduct for any damages should there be any. Any disputes will be handed to the Dispute Resolution Service at (DPS).
We will draw up a Legal Tenancy Agreement to cover a period of 6 months, after the initial 6 months the tenancy agreement runs a 1 month periodic basis. This gives you the landlord the flexibility to get the property back by giving 2 months notice. It also gives the Tenant the right to give you 1 months notice to vacate.
Council Tax, Water, Telephone, Gas and Electricity
All of the above we advise to put into the Tenants name's, this protects you the landlord, has the bills are the responsibility and not yours.
